Terms and Conditions

1. Definitions

  • “We”, “Us”, “Our” refers to Four Degrees West (Sim IT Ltd).
  • “You”, “Your”, “Lead Guest” refers to the individual making the booking.
  • “Booking Party” refers to all individuals staying under the reservation.
  • “Property” refers to Four Degrees West Beach House.

2. Terms of Booking

By placing a booking with us, the lead guest and their party agree to the terms below:

  • The lead guest must be at least 21 years of age.
  • All guest names must be listed on the booking form.
  • Maximum occupancy is four guests.
  • Only the named guests may use the property and its facilities.
  • Third-party visitors are not permitted unless approved in writing by the owner.
  • We reserve the right to ask any guest to leave immediately if they cause a disturbance or breach these terms.

After submitting your enquiry and subject to availability, you will receive a booking confirmation and a request for payment.


3. Payment and Security Deposit

  • A 25% deposit is required to confirm your booking unless it is within 8 weeks of arrival, in which case full payment is due.
  • The balance must be paid no later than 8 weeks before arrival (as per your booking confirmation).
  • A security deposit of £200 is also due 8 weeks before your arrival (or with full payment, if later).

The security deposit will be refunded within 7 working days after your departure, provided no damage has occurred and no deductions are necessary. If damage costs exceed the deposit amount, you agree to cover the additional costs immediately upon request.

We accept BACS or Faster Payments in GBP. No transaction fees apply.


4. Cancellation & Non-Arrival

If you need to cancel, the lead guest must email us directly. Our cancellation charges are:

  • More than 90 days before stay – 25% of total cost
  • 60–90 days – 50%
  • 30–60 days – 75%
  • 2–30 days – 90%
  • Less than 2 days – 100% (no refund)

We strongly recommend travel insurance to protect against cancellations. In the rare event we must cancel your stay, we will offer an alternative date or full refund. We are not liable for any other associated costs or losses.


5. Check-in & Check-out

  • Check-in: From 4:00 PM on your arrival date
  • Check-out: By 10:00 AM on your departure date

On check-out, please strip beds and place used linen and towels in the provided laundry bags in the bathroom.


6. WiFi Fair Use Policy

WiFi is provided for general browsing, email, and light streaming. Excessive use (e.g., downloads, online gaming, or heavy streaming) may affect service for others and is discouraged.

Illegal activity or the use of the network for prohibited content is strictly forbidden and will be reported to the relevant authorities.


7. Smoking

Smoking is not permitted indoors. Smoking is only allowed outside, in accordance with the Health Act 2006.


8. Pets

This is a pet-free property. We do not accept dogs or other animals.


9. Parking

Parking is available on-site. Vehicles are parked at the owner’s risk and we accept no responsibility for loss or damage.


10. Accessibility Statement

Four Degrees West is not fully wheelchair accessible. There is a step into the kitchen, a step onto the terrace, and all sleeping areas are upstairs. Please contact us in advance with any specific accessibility needs.


11. Personal Data & Privacy

We handle all personal data in accordance with UK GDPR. See our Privacy Policy for full details.

Please do not write personal or sensitive information in the on-site guestbook. Entries containing protected data may be removed for your privacy.


12. Travel Insurance

We strongly recommend that you take out comprehensive travel insurance to cover cancellation, illness, travel disruption, or loss of belongings. We cannot accept responsibility for unforeseen disruptions or guest losses.


13. Force Majeure

We shall not be liable for any failure to fulfil our obligations due to circumstances beyond our control. These may include (but are not limited to) acts of God, natural disasters, war, pandemics, or power failures. In such cases, alternative dates or refunds will be offered where reasonable.


14. Our Right to Cancel

We reserve the right to cancel any booking without compensation, refund, or reimbursement if these terms are breached.
